We live in Florida, this is our Dublin home. We will visit it for about 8 weeks per year. It is a superb, hard to beat, location for walking to every major attraction in central Dublin. The flat building is located on the river Liffey a block from O'Connell Street. We overlook the well maintained inner courtyard of the flat building and the Dublin rooftops. The flat is a penthouse and, due to its location within the building, is extremely quiet and cosy. We have (December 2011) completely renovated the flat which was built in 1994. It is, effectively, new as of this date. It has 2 good size bedrooms. The master bedroom has an extemely comfortable USA king size bed with ample wardrobe and drawer space. The master bathroom has a spacious pumped shower. The second bedroom has two large very comfortable single beds and ample wardrobe space. The second bathroom has a bathtub/electric shower combination. The large living room has a 42” LED flat screen TV, a large comfortable sofa and an additional chair. There is a workdesk for laptop use. The dining area, with its leather chairs, easily accommodates 5 people. The kitchen is small but fully equiped to serve 6 people. It has induction, very fast heating, burners, a self clean oven and a powerful extraction fan. There is a large frost free refridgerator and a Bosch dishwasher. The kitchen also contains a Miele washer and dryer. There is free, fast cable internet service (connection via both cable and wi fi to your laptop). Deposit A booking for a holiday becomes firm when a deposit of 20% of the holiday cost (to the nearest Euro) together with a completed booking form is received by us. 2.VAT The holiday price includes Value Added Tax at thirteen and a half percent.If rates of VAT change, we reserve the right to amend prices accordingly. 3. Final Payment The full balance of the total holiday cost is payable not later then four weeks before the holiday begins. Reminders or receipts will not be sent unless requested. If the full balance is not paid on time we reserve the right to cancel the holiday, in which case the deposit will be forfeited. 4. Our Right to Refuse We reserve the right to refuse any booking and, in exceptional circumstances, to cancel, modify or alter arrangements made for the Visitor. If a booking had to be cancelled, modified or altered by us we will make every effort to offer an alternative holiday. If the Visitor does not accept the alternative holiday offered, we will return to him/her any monies paid whereupon our liability will cease. 5. Change of Booking There will be a fee of €30.00 for any transferred booking, and bookings may not be transferred within one month prior to the Visitor’s holiday. A transferred booking is from one cottage to another or from one date to another. If the transfer also involves reducing the length of holiday e.g. from two weeks to one week, it will be regarded as a cancellation and will fall under our Holiday Cancellation Conditions. Cancellation Policy If you have to cancel your holiday for whatever reason, we will do our best to re-let the cancelled booking and refund your rental in full less an administration charge of €75.00. If however we do not succeed we reserve the right to make a cancellation charge under the following structure 64- 42 days loss of deposit. 42- 22 days: 60% of total rental.
